First and foremost, when you are buying property in spain you will need to place a deposit of €3,000 in order to remove it from the market.
- On exchange of contracts, you will pay 10% of the purchase price minus the €3,000 you paid when your purchase proposal was accepted.
- VAT, or IVA in Spain is currently 16%.
- Most lawyers will charge a percentage of the purchase price plus IVA.
- You will need approximately 10% of the purchase price to cover all legal fees and costs involved in the purchase.
- Mortgage, loan or fund raising advice can be arranged through an independent advisor with access to all major lenders based in Spain.
- A bank account will be needed to transfer funds to and from Spain and to set up utility bills and other financial obligations. You can set up an account and pay bills by direct debit or by cheque, but the companies you choose will advise you.
- Moving money to and from Spain is subject to transfer costs and exchange rates should your home country not use the Euro. Moving money can also take time, especially as new legislation has forced banks to be more thorough when checking money movements to prevent drug trafficking and the financing of terrorism.
- When buying a Spanish property you normally need to register to pay for your water and rates at the local town hall, all of which should be done as soon as you take over your home.
- Tax, Pensions, Private Health Care and other financial implications will depend very much on your personal situation, your place of residence and other contributory factors. It is strongly recommended that you seek independent advice on such matters.
